Investments

RockFarmer Properties operates private real estate investment funds and provides high net worth individuals the opportunity to partner and invest in value-add and distressed properties, as well as debt investments.

By focusing on assets that will benefit from repositioning and refurbishment in neighborhoods with strong growth potential and excellent proximity to public transportation, we consistently maximize returns while minimizing risk for our investors.

Asset Management

RockFarmer Properties’ asset management arm develops and solidifies proven strategies for sustained growth and value enhancement.

Each property contains opportunities, obstacles, and value propositions that are unique. That’s why we fully customize our management plans to leverage and maximize a property’s performance.

Upon acquisition, an assets potential for repositioning and improvements are all reviewed, prioritized, and oriented in the strategic plan RockFarmer Properties develops. These plans become a road map for our property managers with proven value enhancing recommendations.

Lending/Debt Investment

An experienced investor in commercial loan portfolios that contain both performing and non-performing loans, able to provide strategic expertise in both the acquisition and management of the loan portfolio.

Originates commercial loans to qualified applicants after a thorough analysis and extensive underwriting of Borrower’s creditworthiness and collateral.

Property Management

RockFarmer Properties’ property management division, Douglaston Realty Management Corp., manages over fourteen hundred residential, retail, and commercial units in the New York metropolitan area. These assets, worth over $400 million, include rental units, cooperative buildings, and condominiums.

The management team at RockFarmer Properties is well versed and experienced in the intricacies and nuances of New York City property, including real estate law, lease negotiations, financial analysis, underwriting, and rent-regulations.

Our property management division serves buildings, tenants, boards, and over the course of an asset’s lifecycle; repositioning, improvements, sales, leasing, sponsorship of sales, and day-to-day management.

Rentals

Through RockFarmer Properties’ property management affiliate, Douglaston Realty Management Corp., RockFarmer Properties provides hands-on management of its growing portfolio. Douglaston Realty Management Corp leases residential properties throughout the Greater New York area. We believe that a happy tenant is central both to our overall strategy, and to our success.

Services include property advertising, tenant screening and collection. Our ability to not only refurbish and reposition properties, but to also manage the entire rental process provides our investors with multi-pronged, long term, dividend-producing opportunities.
